BET Investments is seeking office investments primarily in the MSAs and second-teir markets of the Northeast, Southeast, and Midwest United States. Because BET Investments is a long-term holder of its properties, a lack of liquidity in second-teir markets is not a primary concern. We focus on suburban office assets but consider CBD assets as well. Fundamentally well located Class B to A- assets with functional floor plates and sufficient parking ratios continue to be the main focus. BET Investments looks for assets that have significant leasing risk, have been mismanaged, need repositioning, or require significant capital expenditures. We focus on properties that have some value-added component, with the goal of executing on a business plan and delivering a stabilized quality asset. We also purchase stabilized single-tenant assets when we have confidence in the fundamentals of the property.
